In a competitive offer, it’s tempting to strip out anything that might make your bid less appealing to a seller. For many buyers, the first thing on the chopping block is the home inspection. Here’s why that’s usually the wrong move, and what a smart inspection process actually looks like for buyers across Southern Ohio.
An Inspection Isn’t a Formality — It’s Information
A home inspection is your chance to see past the paint and staging and understand what you’re actually buying. A licensed inspector spends two to four hours evaluating the structure, roof, electrical, plumbing, HVAC, and more, then hands you a detailed report — often with photos — of exactly what they found.
Waiving that step to win a bidding war might feel strategic in the moment. But it also means closing on a home with unknowns baked in, and those unknowns don’t disappear just because you didn’t look for them.
Southern Ohio Buyers: A Few Things That Are Easy to Overlook
Because so much of Highland County and the surrounding counties is rural, buyers here run into inspection considerations that don’t come up as often in more suburban markets:
Private well and septic systems. These aren’t automatically included in a standard home inspection and need separate evaluations — a septic inspection of the tank and drain field, and a water test of the well. Skipping these on a rural property is a genuine risk.
Outbuildings and acreage. Barns, pole barns, and detached structures often fall outside a standard inspection scope unless you ask. If land or outbuildings are part of what you’re buying, make sure they’re included in the inspection.
Radon levels. Ohio carries moderate-to-high radon potential across many counties. A radon test is a low-cost add-on that’s worth including, particularly for homes with basements.
